A deposit is required to secure your reservation. The deposit amount is the greater of one-third (⅓) of the total dockage fee or a minimum of 3 nights' dockage. The exact amount will appear on your invoice. Deposits must be received within 7 days of booking confirmation. The deposit is applied to the final portion of your stay.

Cancellation refunds are based on timing: 14+ days before arrival - Full refund with $150 processing fee; 7-13 days - 75% refund; 3-6 days - 50% refund; Less than 72 hours or no-show - Deposit forfeited.

Yes, if arrival is prevented by a named storm, official port closure, or mandatory evacuation, deposits are refunded in full.

If you depart earlier than planned, your deposit (already applied to your final nights) will be retained, and you remain responsible for nights used.

We do not offer shuttle services however, we offer airport pickup service for USD $60.00 for up to 2 persons. Alternatively, taxis are readily available as you exit the arrivals area for a standard cost to the property of USD $48.00.

Not wheelchair accessible. Standard Hotel rooms are located on the ground floor and near the reception area. Rooms are also equipped with a walk-in shower. Rooms 1 - 8 are located on the ground floor. All other rooms are accessible by stairs.

Yes, they do. We also carry normal pillows.

No gym on the property. The nearest gym is Energie Gym in English Harbour.

All public areas of the resort are non-smoking. Smoking is strictly prohibited inside guest rooms; however, guests may smoke on the balcony of their room.

There are a variety of restaurants, bars and cafes within walking distance to the hotel. The nearest beach is Pigeon Point Beach

Meal plans are not included and there is no restaurant at the hotel itself. Breakfast is served at Seabreeze Café, directly across the street: $9 USD for a continental breakfast and $16 USD for a full breakfast. Reception can arrange this for you and bill it to your room.

Yes. Our quietest rooms are located higher up on the hill in the corner of the property — rooms 36, 39, 46, and 49. Room preferences are noted but cannot be guaranteed. Please note that, given the nature of the English Harbour area, guests should expect some level of noise during the Winter season.

Yes. For anniversaries and birthdays we can arrange a special setup of flowers from our garden along with a complimentary bottle of wine or prosecco, based on your preference. Please let us know in advance of your arrival.

Rates are based on double occupancy. Standard room 2 adults and 1 child. 13 and up $100 usd plus tax service charge. Garden view Studio - 3 adults or 2 adults and 1 child Seaview Studio - 3 adults or 2 adults and 1 child Executive Suite - 2 adults and 2 children or 4 adults

Extra single beds provided. $100 USD plus tax and service charge. Cribs are also provided. No extra charge.

50% deposit due at time of booking

Cancellations made 15 days or more prior to arrival are eligible for a full refund. For cancellations made within 14 days of arrival, the 50% deposit will be forfeited. No refunds or credits will be issued for no-shows, late arrivals, or early departures.

Room assignments cannot be guaranteed until your day of arrival, however, the team will note room preference

Day passes are not offered, but you may book a room for the day at the same nightly rate, available from 9:00 AM to 6:00 PM.

Yes. Residents of Antigua & Barbuda and of CARICOM member and associate states receive a 10% discount, excluding peak event periods (Antigua Charter Yacht Show, Antigua Sailing Week, RORC Caribbean 600, and the Superyacht Challenge). CARICOM member states are Antigua & Barbuda, The Bahamas, Barbados, Belize, Dominica, Grenada, Guyana, Haiti, Jamaica, Montserrat, Saint Kitts & Nevis, Saint Lucia, Saint Vincent & The Grenadines, Suriname, and Trinidad & Tobago; associate members are Anguilla and Bermuda. Proof of residency is required at check-in.

Yes. Group bookings receive a 10% discount and require a 50% deposit to confirm. Group reservations may be cancelled up to 30 days prior to arrival; this differs from our standard individual reservation policy. Please contact us to arrange a group booking.

The marina can accommodate vessels up to 100m+ in length with a maximum draft of 25ft. We provide 400A shore power with multiple voltage options and high-speed fiber internet at 1Gbps.

Alongside docking rates: 30'-75' at $3.75/ft/day, 76'-99' at $4.75/ft/day, 100'-140' at $6.00/ft/day, 140'+ at $6.50/ft/day. Stern-to docking: 30'-100' at $3.25/ft/day, 100'+ at $4.00/ft/day. Mooring: 0'-50' at $0.75/ft/day, 51'-80' at $1.00/ft/day. Out of season rates (June 1 - October 31) are 25% less.

The maximum vessel length that can be accommodated for mooring is 80 feet. Vessels longer than 80 feet will need to select either alongside or stern-to docking options.

We offer electricity at $0.60/kWh, fresh water at $0.05/liter, and garbage service ranging from $10-30/day based on vessel size. All services are billed on usage.

Garbage service rates vary by vessel length: 30'-75' ($10 daily/$45 weekly), 76'-150' ($15 daily/$84 weekly), 151'-200' ($25 daily/$140 weekly), 200'+ ($30 daily/$168 weekly).

We are located in Falmouth Harbour, Antigua at coordinates 17°00'N 61°46'W. The marina is part of the historic Nelson's Dockyard UNESCO World Heritage site.

You can reach our marina office on VHF Channel 68/09. For berth requests, contact our dockmaster directly or use our online booking system.

The resort is a boutique property with 49 luxury rooms total, offering intimate accommodations with personalized service.

We offer three types: Deluxe Hotel Rooms (19 available) with harbour or garden views, Studio Apartments (24 available) with kitchenettes, and Executive Suites (6 available) with separate bedrooms and panoramic harbour views.

All rooms feature air conditioning, satellite TV, private balconies or terraces, and en-suite bathrooms. Studios include kitchenettes and lounge areas, while suites have full kitchenettes and separate living rooms.
